Agent Selection

Choosing the right agent to sell your property with is a difficult decision. Many agents will tell you what you want to hear rather than what you should hear and will be unable to sell your property because it is inflated above market value. At Andrew Partners, we believe that honesty really is the best policy and accordingly try to educate our vendors so they know exactly what their property is worth in the current market. The time required to sell a property that is accurately priced will typically vary between two and eight weeks. Prior to placing your property on the market, you should allow an additional 2 weeks for contract and marketing preparation. You should also ask your agent the following:

  • Do they make you feel comfortable & are you able to talk with them openly?
  • Do they offer conjunctions?
  • Will they negotiate on the commission to close a deal?
  • Do they have experience with similar properties to yours?
  • Will they make a commitment to advertise your property ever week?


The importance of a well presented property should never be underestimated. Not only does it encourage more buyers to inspect the property but is a critical factor in achieving the best price for your property. A poorly presented home can turn off many potential buyers and hamper potential buyers developing an emotional attachment to the property.

Even though it might take a little bit of work, it is important that your property is looking its best for all inspections. Here are a few things to be mindful of:

  • If you have a garden & lawn make sure it is trim & tidy
  • Too much furniture or belongings can clutter the available space and make rooms smaller
  • Animal or cigarette odours in the house
  • Doors & windows that stick or squeak & any cracked glass
  • Moisture in the walls or ceiling
  • Dirty or stained carpet
